There are a lot of elements that contribute to the successful sale of property, but none is more important and powerful than setting the correct price from the start.
Proper priceing starts with my ability to understand the sellers motivations, timelines, and expectations. I use a wide array of tools to help you set the list price of the home.
In addition to identifying the right comparable sold, active, and under-contract listings to get a broad picture of the market. I look at the current competition, and I understand buyers are currently looking based on my work with buyers and feedback from my other listing.
I then analyze outside threats that could come along to derail our current strategy and ability to achieve your goals. For example economic trends, interest rates, Inventory changes, and much more.
I apply my understanding of the Law of Supply and Demand to the strategy we develop together to analyze the market and advise on changes to our price strategy as needed to avoid being caught off guard when a market starts to shift.

I start with advising on decluttering and staging to present the home in its best possible light.
I recommend upgrades and improvements that can help your home sell for more money and with greater ease while avoiding upgrades and improvements that will lead to a net loss.
I will recommend you get a pre-listing home inspection to help avoid costly and potentially deal-killing defects and needed repairs to the home.
I will recommend getting a home warranty to help cover needed repairs and give your buyer increased confidence that they are protected in their new purchase.

I start by building a buyer profile of who our ideal buyer might be.
Allocation of marketing funds. A portion of the commission I receive is applied towards the advertising and marketing costs of getting your home exposed to the market.
Almost every buyer starts their home search on the internet, for this reason, we allocate the lion's share to online advertising of your home. My advertising is targeted to reach as many buyers and get as many views as possible.
I ensure your home is listed on all the major real estate websites like zillow.com, realtor.com, and trulia.com as well as 1,000's more.
I invest in professional photography to insure we are presenting your recently decluttered and staged home to all potential buyers in its best light.
All of this is put to work in advertising your listing to get the widest exposure, the most eyeballs seeing the ads, and the most buyers calling and visiting the property.

Showing Time
Once your home is on the market the showings will begin, if did everything right up to this stage, priced the home correctly, created quality marketing materials, and have a targeted advertising campaign running.
Our job at this stage is to get qualified buyers into the home as often as possible until we go under contract.
We follow up with each showing to ensure we are getting the feedback we can use to adjust our marketing and pricing strategies as needed.

Even before we get an offer we have started the negotiation, with our pre-listing inspection, home warranty, clean-up, and staging activities we have placed the home in its best light and top of the list for our potential buyers. These activities tell our buyers we are not expecting discounted offers as we have a premium product to offer them.
Once we get an offer I carefully review their offered price and as importantly their other terms to make sure we do not have any little gotchas tucked away that will surprise us later in the transaction. I then meet with you to present the offer and make a plan of action on how you wish to proceed.

After we get an accepted offer there are still things happening. There are inspections, appraisal, and potential title issues that all have to be addressed, negotiated and resolved.
This is the most exciting phase because our goal is in sight, but, it is also the most stress-inducing time again because the goal is in site, but we also have some potential hurdles to cross. If you took my advice earlier and we priced right and did a pre-home inspection these hurdles should be minimized if not entirely eliminated as potential deal-killing threats.
